Office units at Samsung Hub and The Adelphi on the market for $30 mil
A prime office unit at Samsung Hub on Church Street and two office space units at The Adelphi on Coleman Road have been put up for sale, according to sole marketer Brilliance Capital in a July 3 press release.
The two adjacent commercial strata workplace units at The Adelphi lie on top floor of the building. The units measure 2,034 sq ft and 2,852 sq ft. They provide a function place, an open office space, separated workplaces, boardroom, a cupboard part, conversation area and storage sector. The units have a combined overview cost of $14.4 million, or $2,950 psf. They can be offered together or separately.
The Samsung Center office unit rises on a high level and takes up 3,595 sq ft. The unit will be marketed with existing tenancy and is available on a personal treaty basis. The office features a column-free and normal design. It has a guide price of $4,350 psf, or around $15.6 million.
“In the medium to long-term, there might also be potential for a collective sale exit. We expect keen attraction from owner-occupiers, discerning small companies, private wealth entities, and family offices directed on long-term assets preservation,” she adds.
Sammi Lim, creator and executive head of Brilliance Capital, states that the individual strata titles at The Adelphi offer flexibility for customers to sell on a piecemeal basis or rent to multiple renters.
Samsung Hub is a 999-year leasehold commercial project making up 30 storeys. Located inside the CBD, the office is near primary banks and business main offices. It at the same time has a totally sheltered way connecting it to Raffles Place MRT Interchange Terminal.
Both properties are eligible for immigrants to obtain without spending extra customer’s and retailer’s stamp obligation.
The Adelphi is a 999-year leasehold mixed-use project comprising a five-storey retail podium and a six-storey office block. It is located at the corner of North Bridge Road and Coleman Street, in the heart of the civic area and close to the CBD. The facility has enough parking space of 382 car park lots.
